This has been Robert Black's home for some time. He has moved out of town and deciced to sell his home. This Property is being sold "AS IS" as you see it to be. There are no representations being made. Please call to view property to ascertain condition. This Property is selling with no contingencies so if you are using financing please have that in Place. If you are the winning bidder 10% of sales price will be required down with the written contract. A Contract will need to be entered into within 24 hours of the close of Auction. This property may have a minimum bid set by the seller, so the winning bid may not meet the sellers minimum requirements to sell the property, so the winning bid does not constitute a contract to purchase the property. Cash or approved check, if paying by credit card a 3% surcharge will be added. All Items must be paid for before picking up. All Items in this sale are being sold "As Is" without representation or warranties and returns are not allowed. There will be a 3% buyers premium on all items sold. Auctioneer is not responsible for any errors or omissions in the description of the merchandise. The auctioneer is not responsible for any internet services fails. The auctioneer is not responsible for any missed bids from live, internet, absentee, phone, or simulcast bids. An invoice will be emailed to all winning bidders at the conclusion of the auction. The auction is a soft close auction which means that it starts to close at the time stated, however it is a staggered close meaning the entire auction does not close out at the time stated. If it is set to close at 7:00 p.m. the first lot will not close if someone has placed a bid in the last 3 minutes, then this item will stay open for 3 more minutes. This will continue until time is out. All lots will continue this way pick-up and removal of any items you may win at this auction. Also when the sale is finalized the property is not necissarily sold. There may be minimum bids that need to be met before a sale is completed.
